Welcome to September!!!! Fall is here and we can feel it in the air, hear it in the school yards and in the football lights on Friday nights around town!! Take some time and enjoy our wonderful community and all it has to offer!!
The September calendar for the residents of The Villas at Hampton Lakes is out...
On Mondays throught the month take advantage of swimming at the Holiday Inn Express at 1:45PM.
also on Monday the 15th come enjoy coffee and donuts in the clubhouse at 10:30AM.
Every Tuesday at 1:30PM join a fun group in the clubhouse for some "Hand & Foot".
also on Tuesday the 9th at 11:00AM a group will dine at Copper Oven, the 16th at Neighbors, and the 30th at Cracker Barrel (all residents are welcome and the time for this is always at 11AM)
Every Wednesday you are welcome to join other residents and swim at the Holiday Inn Express at 1:45PM. also on Wednesday the 24th at 10:30AM the planning committee will meet in the clubhouse and anyone wanting to go to the Village Inn at 11AM can feel free to join in on that activity.
Every Thursday at 6:30PM you can go to the clubhouse and play games, they rotate Bingo with other games and also on the 18th at 11AM you can join the residents and try MOXI, which is a new restaurant in Maize!!
Every Friday at 11:00AM a group gathers to swim at the Holiday Inn Express, and to play "Hand & Foot" at 1:30PM in the clubhouse.
September 20th at 5:00PM all the residents are invited to a Potluck Dinner at the Clubhouse.
There is always something fun happening, grab a neighbor and come join in!!
We announced a couple of times over the last few months the photography contest for residents of the Villas and our August winner was an easy choice!! Dale's Panera giftcard will be delivered to him soon, make sure you are sending in or dropping your photos by the office on 21st St if you want a chance at winning next!!

One of the many enhancements we have been looking at for both our tenants and our vendors is the ability to support each other in our daily lives!!
The Holiday Inn Express situated next to our Villas at Hampton Lakes Community in Maize, Kansas has given our residents a special guest rate that can be used when they book their family and friends at this location.
Each of the residents of the Villas at Hampton Lakes will be receiving a letter with details on how to take advantage of this special offer!!
The Holiday Inn Express/Maize location and it's manager Jojie have also allowed our residents to use the swimming pool during the weekday for water aerobics!! It is of course a priveledge we are given, we want to remain curteous and mindful of their hotel guest obligations and check in at the desk to make sure the time is still convenient for the hotel. But what a great gesture!!

Photo Contest
August is upon us and we have experienced some unusually mild temperatures mixed in to our Summer months. I hope you have enjoyed it and been able to get out and do something fun!!
Nippon Grill at 4140 N Maize Rd Suite # 260 is under New Ownership!! Henry Son is back in the kitchen, and people are certainly glad he is back!! If you haven't been by and tried his food you will want to make some time! The fried rice or teriyaki chicken are both great options!!!
We will feature our different vendors on this blog and any specials they may have for you!!
The Villas at Hampton Lakes have been having a monthly photo contest. This contest is open to all residents of the property and we are awarding our best entry each month a $10 giftcard to Panera Bread!!

The sun is shining and it is beginning to finally look like Summer is headed our way in Wichita. Enjoy the long days!
Whether you are a commercial tenant or a residential tenant you have been receiving information regarding the switch to Prudentia Property Management. Prudentia will now be your one stop source for everything to do with your lease. There have been no ownership changes, only a change in management. Prudentia (better known as PPM) will work with you on behalf of the owners, accept your lease payments, accept your work orders, and take any comments you may have. As it becomes time to renew your lease or update insurance certificates they will also be handling those items. As we complete the migration to PPM you will be made aware of certain changes that need to be made...some of those changes will be; who you make your monthly check out to, or who you list as additional insured on your liability coverage policy.
We value each of you and we are striving to make this change result in better service all around.
Please be sure and contact one of the PPM staff with any questions you have, we are willing to help with all aspects of your leasing experience.

Raindrops Keep Falling on My Head
The words to that classic song keep running through my head as I begin to write this. The month of June has certainly been lively on the weather front!!
Sedgwick County has experienced heat, humidity, rain, winds and even some hail!! It is always nice if you don't have to go outside during inclement weather, but when you do...and it just can't always be avoided, be sure and dress appropriately, layers are helpful as we begin to go from heat to air conditioned buildings, avoid shoes that become slippery or unstable when the soles become wet and it always helps if you can carry an umbrella if the rain looks like it is on the way.
In regards to heavy rains, if you run across water in your homes or businesses, or see shingles blown off or siding damaged please send us an email and let us know. We want to work together to keep the properties looking their best and in good repair!
We always appreciate your diligence!!
School is out for the Summer so we are all seeing more children on bikes or walking, keep a look out for them, they don't always watch for us!
